A FORMER health centre with more than an acre of land on the edge of Crediton is set to spark interest at auction.
Western Lodge has a freehold guide price of £170,000 to £180,000 in the second online sale of 2021 by the regional land and property auctioneers Clive Emson.
NHS Property Services has instructed the sale of the semi-detached building in Western Road, on a site extending to 0.49 hectares (1.22 acres).
Senior Auction Appraiser Dave Henwood said: “This is a well-known former health centre which has now become surplus to NHS requirements.
“We expect keen interest at auction from a range of parties. The adjacent building was converted into flats some years ago so Western Lodge may offer the potential for a similar scheme, subject to the necessary consents.”
The single-storey building includes an entrance hall, kitchen, seven rooms, WCs, storerooms and outhouses. It is being auctioned jointly with Helmores of Crediton.
Clive Emson Auctioneers holds auctions eight times a year, with offices in Essex, Kent, Sussex, Hampshire and the West Country.
One of the top five property auctioneers in the UK, it raised £17 million in its first auction of the year with 80 per cent of lots sold. Clive Emson Auctioneers has 105 lots on offer across southern England for its next online auction ending on Wednesday, March 24. Visit: https://www.cliveemson.co.uk for more details.
