A CREDITON pub with planning permission for redevelopment is being served up at auction with a freehold guide price of £220,000 to £240,000.

The Kings Arms in Park Street is among the lots in the sixth auction of 2021 by the regional land and property auctioneers Clive Emson.

It has planning approval for conversion into five homes with two bedrooms each plus outdoor space and cycle stores.

Senior Auction Appraiser David Henwood said: “This former pub offers ample accommodation over three floors, including staff quarters.

“It has potential for continued use as a pub following a programme of refurbishment but also has planning consent for development of five dwellings.

“Other redevelopment schemes could also be considered, including conversion into a single home or semi-detached properties, subject to the necessary consents.”

The double-fronted pub includes bars, a skittle alley, snooker room, kitchen, cellars, store rooms, three bedrooms, living room and study. The staff accommodation includes a kitchen, WC, shower, bedroom and living room.

Clive Emson Auctioneers has 161 lots on offer in its next auction.

Bidding is live from Monday, September 20, with the auction ending on Wednesday, September 22.
